Why is it now being considered for a gravel pit and eventual housing?<\/mark><\/p>\n<\/div>\n<\/div><\/div>\n\n\n\n<div class=\"wp-block-group alignfull has-global-padding is-layout-constrained wp-block-group-is-layout-constrained\" style=\"margin-top:0;margin-bottom:0\">\n<div class=\"wp-block-group alignwide is-layout-grid wp-container-core-group-is-layout-5fdb10e5 wp-block-group-is-layout-grid\" style=\"padding-top:var(--wp--preset--spacing--50);padding-bottom:var(--wp--preset--spacing--50)\">\n<div class=\"wp-block-group is-vertical is-content-justification-stretch is-nowrap is-layout-flex wp-container-core-group-is-layout-627337ab wp-block-group-is-layout-flex\">\n<div class=\"wp-block-group is-vertical is-content-justification-left is-layout-flex wp-container-core-group-is-layout-dd225191 wp-block-group-is-layout-flex\">\n<h2 class=\"wp-block-heading is-style-text-subtitle is-style-text-subtitle--1\">Potential Negative Impacts of Development<\/h2>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Years of heavy equipment and trucks in and out of the area in an already congested traffic zone.<\/li>\n\n\n\n<li>High levels of dust and increased noise for Whistle Bend; potential removal of the hill would reduce sound barrier from Mountainview Drive.<\/li>\n\n\n\n<li>Loss of a relatively untouched trail and recreation area, and wildlife corridor; between this area (being called \u201cWhistle Bend South\u201d) and Range Point there will only be a tiny passage for wildlife between steep banks.<\/li>\n\n\n\n<li>More housing\u2014compounded with Range Point and ongoing Whistle Bend homes\u2014means considerably more vehicle traffic on Mountainview Drive, and foot traffic in the 300m corridor.<\/li>\n\n\n\n<li>Loss of a well-established city bike trail (\u201cRoadrunner\u201d)<\/li>\n<\/ul>\n<\/div>\n\n\n\n<figure class=\"wp-block-image size-full\"><img loading=\"lazy\" decoding=\"async\" width=\"640\" height=\"480\" src=\"https:\/\/whistlebendforest.ca\/wp-content\/uploads\/2025\/12\/IMG_3425.jpeg\" alt=\"\" class=\"wp-image-33\" style=\"aspect-ratio:16\/9;object-fit:cover\" srcset=\"https:\/\/whistlebendforest.ca\/wp-content\/uploads\/2025\/12\/IMG_3425.jpeg 640w, https:\/\/whistlebendforest.ca\/wp-content\/uploads\/2025\/12\/IMG_3425-300x225.jpeg 300w\" sizes=\"auto, (max-width: 640px) 100vw, 640px\" \/><\/figure>\n<\/div>\n<\/div>\n<\/div>\n\n\n\n<div class=\"wp-block-group alignfull is-style-section-5 has-global-padding is-layout-constrained wp-block-group-is-layout-constrained is-style-section-5--2\" style=\"margin-top:0;margin-bottom:0;padding-top:var(--wp--preset--spacing--50);padding-bottom:var(--wp--preset--spacing--50)\">\n<div class=\"wp-block-columns alignwide is-layout-flex wp-container-core-columns-is-layout-7ee84d44 wp-block-columns-is-layout-flex\">\n<div class=\"wp-block-column is-vertically-aligned-center is-layout-flow wp-block-column-is-layout-flow\" style=\"flex-basis:50%\">\n<h2 class=\"wp-block-heading\">Basic Facts<\/h2>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Located at the southeast corner of the roundabout that leads into Whistle Bend, between Mountainview Drive and Range Road.<\/li>\n\n\n\n<li>Is designated as an \u201cEnvironmentally Sensitive Area\u201d on the City\u2019s own <a href=\"https:\/\/www.whitehorse.ca\/wp-content\/uploads\/2022\/06\/Map-1_OCP.pdf\">map<\/a> and <a href=\"https:\/\/gisext.whitehorse.ca\/Html5Viewer\/index.html?viewer=PlanningViewer\">GIS site.<\/a> <\/li>\n<\/ul>\n\n\n\n<div class=\"wp-block-cover\"><img loading=\"lazy\" decoding=\"async\" width=\"582\" height=\"634\" class=\"wp-block-cover__image-background wp-image-35\" alt=\"\" src=\"https:\/\/whistlebendforest.ca\/wp-content\/uploads\/2025\/12\/overlay-map-with-sensitive-area_res-1.jpg\" data-object-fit=\"cover\" srcset=\"https:\/\/whistlebendforest.ca\/wp-content\/uploads\/2025\/12\/overlay-map-with-sensitive-area_res-1.jpg 582w, https:\/\/whistlebendforest.ca\/wp-content\/uploads\/2025\/12\/overlay-map-with-sensitive-area_res-1-275x300.jpg 275w\" sizes=\"auto, (max-width: 582px) 100vw, 582px\" \/><span aria-hidden=\"true\" class=\"wp-block-cover__background has-background-dim\"><\/span><div class=\"wp-block-cover__inner-container is-layout-flow wp-block-cover-is-layout-flow\">\n<p class=\"is-style-default has-small-font-size\" style=\"padding-top:0;padding-bottom:0\">Light green is the \u201cEnvironmentally Sensitive Area\u201d on the GIS site\u2026<br>Red line is the proposed development area\u2026<\/p>\n<\/div><\/div>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Excluded from final boundaries of  Chas\u00e0n Ch\u00f9a Territorial Park though it had been proposed for true park ecological integrity.  <\/li>\n\n\n\n<li>With development of Range Point, development will leave only a small 300m corridor between housing areas for wildlife passage\u2026area is full of visible tracks in the winter. <\/li>\n\n\n\n<li>In the <a href=\"https:\/\/www.whitehorse.ca\/wp-content\/uploads\/2023\/04\/Whitehorse-2040-Official-Community-Plan-1.pdf\" data-type=\"link\" data-id=\"https:\/\/www.whitehorse.ca\/wp-content\/uploads\/2023\/04\/Whitehorse-2040-Official-Community-Plan-1.pdf\">2010 Official Community Plan<\/a> (OCP), this area was clearly designated as green space and\/or park area. However, in the current <a href=\"https:\/\/www.whitehorse.ca\/wp-content\/uploads\/2023\/04\/Whitehorse-2040-Official-Community-Plan-1.pdf\" data-type=\"link\" data-id=\"https:\/\/www.whitehorse.ca\/wp-content\/uploads\/2023\/04\/Whitehorse-2040-Official-Community-Plan-1.pdf\">2040 OCP<\/a>, the area has been dropped out entirely from this designation and marked as a development zone. <\/li>\n\n\n\n<li>Under the <a href=\"https:\/\/www.engagewhitehorse.ca\/zoning-bylaw-rewrite\" data-type=\"link\" data-id=\"https:\/\/www.engagewhitehorse.ca\/zoning-bylaw-rewrite\">Zoning Bylaw Rewrite<\/a> underway now, the proposal (see page 6 of <a href=\"https:\/\/ehq-production-canada.s3.ca-central-1.amazonaws.com\/16d78e0223f70baa298e4ccbddb3c3f3f6ca13ab\/original\/1760136048\/5434b9fedc90c67cc5721fa6f97eb03b_OCP-Driven%20and%20Other%20Map%20Changes.pdf?X-Amz-Algorithm=AWS4-HMAC-SHA256&amp;X-Amz-Credential=AKIA4KKNQAKIII4DU7AG\/20251223\/ca-central-1\/s3\/aws4_request&amp;X-Amz-Date=20251223T000626Z&amp;X-Amz-Expires=300&amp;X-Amz-SignedHeaders=host&amp;X-Amz-Signature=1d2704fc55a4ab8c33c392cc91b1e3df17e7dcf7cb00f36c21fe08b128000b31\">this document<\/a>) is to designation this area OFP Other &#8211; Future Planning to reflect the designation in the 2040 OCP.
